What are your application requirements?

3X gross amount of rent 2 years rental history verified and credit check. We do have a program to work with renters who have less than perfect credit. Please ask about our Rhino policy alternative. We do run credit and background checks on everyone. Rental and employment history is also verified. No outstanding evictions must be dismissed and bankruptcy must be discharged.

Are utilities included?

Heat and garage are included in your rent.

How much is the security deposit?

Standard $500.00 approved with conditions $3,000.00 or Rhino deposit alternative.

How much of the security deposit is refundable?

Standard deposit is fully refundable upon move out depending on charges. Rhino alternative program is non-refundable.

Is there an application fee?

Yes, $50.00 per person over the age of 18 unless married will be charged 1 application fee.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Qualifications requires 3x monthly rent combined, positive credit history, positive rental history, and a criminal background check conducted.

Is there a late fee for overdue payments? Is there a grace period?

Grace period through the 5th on the 6th it's an 8% late fee of total rent due.

Can I apply online?

Yes, we prefer for all applications to come in via prospect portal click apply now.

What fees/deposits are due upon applying? Moving in?

$50.00 application fee, $125.00 admin fee due upon applying. Security deposit and pro-rate rent are due at move in.

Do I have to pay first & last month's rent?

There is a pro-rated rent due at move in, if you move in after the 20th of the month you are required to pay the following month in full.

When is rent due?

Rent is due on the first of each month however, you have a grace period through the 5th of each month. Late fees are charged on the 6th at 8% of your rent amount.

How can I pay my rent? What forms of payment are acceptable?

You can pay online. Check, card or money gram.

Is renter's insurance required?

Yes, 100,000.00 property liability required.

What utilities are not included in the rent?

Electric and cable/internet payed to provider. Water, sewer, trash and pest are billed to you but payable with your rent monthly.

What is the average cost for utilities each month?

$20-$25.00 for utilities. Electric depends on the size of unit etc.

Are the apartments furnished? What is included?


Are there any bed restrictions for the apartments?

No waterbeds

Do you have items I can rent?

Yes, clubhouse is rentable for $100.00 24 hour period.

Are corporate rentals available?


Under what circumstance can a landlord terminate your lease?

Drugs, Criminal activity, domestic, unauthorized occupants, destruction of property and non-payment of rent.

What happens if I need to move out before my lease expires?

You can do a 60 day notice and a lease buy-out.

Are there any fees associated with moving in or moving out?

You can have move out charges depending on the condition the unit is left in.

Can the apartment be listed on AirBnB?


What are the occupancy limits?

2 per studio & 1 bed. 4 per 2 bedroom.

Can the apartment be sublet?


How often is there a rent increase?

Typically yearly but depends and does fluctuate.

What are hours of the leasing office?

8:30am to 5:00pm Monday-Friday & Saturday 10-5

What are the hours of the clubhouse?

8:30am to 5:00pm unless reserved $100.00 for 24 hours to reserve for private parties or events.

What are the hours for the fitness center?

Currently only open during business hours due to COVID but is typically 24 hours.

What are the hours for the pool?

9:00am to 10:00 pm

What are the hours for the business center?

Office hours only.

Do you have free internet/WiFi?

Yes in the office/clubhouse.

What property amenities are included?

All amenities are included in the rent no separate fees.

I have a noise complaint. Who do I contact?

Office 1st to see if we can resolve if not management will direct you further.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Yes, we ask that you not smoke in the enclosed common areas or hallways.

I need emergency maintenance. Who do I call?

Call the office if after hours leasing center will do a page out.

I have a non-emergency maintenance issue. Who do I contact?

The office and if we don't answer the leasing center will enter a work order for you. You can also submit a work order on the resident portal.

Do you allow pets? What is the pet policy?

Yes, 2 per unit up to 60lbs non-aggressive breads.

Is there a fee or permit required for parking?


Is parking assigned?

No. You do get an assigned garage with the 1 bedroom and 2 bedroom units. All other parking is first come first serve and fees for lot parking.

What do I do if someone parks in my parking spot?

This shouldn't happen as garages can only be opened by the resident assigned.

What is the policy for guest parking?

Open guest parking no pass needed.

Are there building quiet hours?

Quiet hours are in line with noise ordinances.

What decorations or changes to the apartment are prohibited?

You can decorate your home within limits if other than hanging items, tv etc. please consult the office for approval.

Are there fees for using the communal spaces?

$100.00 to reserve the clubhouse.

Can residents put personal grills on their balconies?

No grills allowed on the balconies per City of Eagan.

Are there restrictions for what can be put on balconies or patios?

No just so it looks tidy and neat.

What is the procedure for moving out?

60 day notice, forwarding address required and move out notice from the office submitted.

Yes, bus stops right across the street from the leasing office on Lexington Ave S

No washer dryers in unit or hook-ups.

How old are the appliances?

Most units are upgraded some do have older appliances in the non-renovated units but they are still energy efficient.
